Solar Array Approved

Rob Duncan Planning Consultancy has recently assisted a local landowner is securing planning permission for the erection of a 74 metre long, 2 metre high solar panel array.

The site was located within the open countryside on a parcel of agricultural land and constituted a form of development not normally supported in such areas.

Rob Duncan Planning Consultancy provided a supporting Planning Statement to justify a departure from policy and planning permission was subsequently granted.

RDP Secures Consent For New MOT & Valet Bays

Rob Duncan Planning Consultancy has successfully secured consent at the first attempt for the expansion of an existing car repair and sales centre to provide an enlarged MOT bay and a revised bay for valeting of vehicles.

The consent enables the applicant to expand their operations and take on additional staff in these difficult economic times.

Change of Use from Offices to Apartments Approved

Rob Duncan Planning Consultancy was approached by a developer in Staffordshire having recently withdrawn an application owing to various concerns being expressed by the Local Authority, particularly in respect of noise.  The proposal was for the conversion of first and second floor offices into three apartments. 

At ground floor was an established restaurant and it was noise emanating from that business which gave the Council cause for concern. 

In conjunction with a local Noise Consultant, Rob Duncan Planning Consultancy prepared a Planning Statement to accompany the re-submitted application, and consent was granted shortly thereafter.

Consent Granted for Erection of Three Dwellings

Rob Duncan Planning Consultancy has recently been successful in an application to re-develop a former vehicle repair garage for residential use. 

Although outline planning permission had previously been granted on the site, this stipulated that development should be undertaken away from the rear of the site where steep slopes led down to neighbouring properties below. 

It was a very challenging site, owing to the hill top location of the site and its potential for overlooking.  A split-level, contemporary design approach was adopted with excavated gardens to minimise disruption to local residents. 

Nevertheless, the detailed design of the proposed dwellings was of particular concern to the Local Authority.  In order to address these concerns Rob Duncan Planning Consultancy undertook extensive negotiation with the case officer to arrive at a scheme which was acceptable.  Consent was duly forthcoming.
