Appeal Success – Change of use of commercial to residential

Rob Duncan Planning Consultancy Ltd. has recently secured full planning permission at appeal for the change of use of the upper floors of an existing commercial premises in Stoke-on-Trent to three apartments. The application had been refused by the Local Authority on the grounds that the apartments had insufficient internal floor area to provide an acceptable level of residential amenity for future occupiers.  Concerns were also raised about one of the bedrooms having restricted natural light.  We were able to demonstrate to the Planning Inspector that the apartments would be provided with an acceptable level of floorspace, despite being below the Nationally Described Space Standards, and that all rooms would be provide with sufficient natural light.  The appeal was allowed and planning permission granted.
